McCormack, as Successor Trustee under that certain Deed of Trust executed by Raymond R. Pursche aka Ray Pursche, as Trustor, First American Title Ins is the original Trustee, and Mortgage Electronic Registration Systems, Inc., as nominee for Magnolia Bank, Incorporated, its successors and assigns, as Beneficiary, dated May 29, 2020 and filed for record on June 12, 2020, as Instrument No. 2020-012882-0 in the records of the Palmer Recording District, Alaska, covering the following described real Property: Lot 11, Block 1, Lakeshore Subdivision, according to the official plat thereof, filed under Plat Number 62-5, records of the Palmer Recording District, Third Judicial District, State of Alaska. Commonly referred to as: 1000 East Westpoint Drive, Wasilla, AK 99654 APN: 5224B01L011 The beneficial interest in the Deed of Trust has been assigned to Carrington Mortgage Services LLC and the record owners of the property are purported to be Catherine M. Lee aka Cathrine M. Lee and Raymond R. Pursche aka Ray Pursche. A breach of the obligation which said Deed of Trust secures has occurred in that the Trustor has passed away and the loan balance remains unpaid. By reason thereof, and under the terms of the Note and Deed of Trust, the Beneficiary has declared all sums so secured to be immediately due and payable, together with any trustee fees, attorney fees, costs and advances made to protect the security associated with this foreclosure.
