John and Joann M. John, Trustors, in favor of First Bank, Beneficiary, recorded on February 21, 2012 at Instrument No. 2012-000585-0, whose beneficial interest was assigned to Alaska Housing Finance Corporation, recorded February 21, 2012 at Instrument No. 2012-000586-0, in the Ketchikan Recording District, First Judicial District, State of Alaska encumbering the following property: Lot 2A, OCEAN VIEW TRACTS SUBDIVISION to U.S. Survey 1080, (being a vacation of a portion of an ally a.k.a. Crest Avenue and a subdivision of Lot 1C, U.S. Survey 1080 and of Lots 11 and 12, Block 1, Ocean View Tracts Subdivision of a portion of U.S. Survey 1080), according to the plat thereof filed August 27, 1992 as Plat No. 92-38, Ketchikan Recording District, First Judicial District, State of Alaska. The address of the property is 2987 South Tongass Highway, Ketchikan, AK 99901. Trustor is in default as payment of the secured note is 5 months or more past due, late charges are past due in the amount of $166.15, and property assessments in the amount of $1371.20 or more are also past due. The amount due and owing by Trustors to the Assignee of the Beneficiary as of January 5, 2026 is $103,346.79, which includes $94,669.07 in principal, $2,094.70 in interest from June 1, 2025, $166.15 in late charges, $100.00 release fee, $2,509.37 escrow shortage, $730.00 for a Trustee's Sale Guarantee, $202.50 recording costs, $300.00 Trustee Corps. cost, and $2,575.00 attorney fees. This balance will continue to accrue interest after January 5, 2026 at a rate in accordance with the Note until the time of sale.
