KEITH FONS AND VICKIE FONS Trustors, Recording Information: Recording District 401 Fairbanks Instrument Number: 2026-001257-0 Recording Date: 02/03/2026 02:19 PM NOTICE IS HEREBY GIVEN that the Trustors, Keith Fons and Vickie Fons, of 3051 Supercub Lane, North Pole, Alaska 99705, executed a Deed of Trust to Escrow Services & Foreclosures, LLC, as Trustee, whose address is 189 E Nelson Ave., #227, Wasilla, AK 99654 with Tanya Pursch Revocable Living Trust, Beneficiary, whose address is P.O. Box 58348, Fairbanks, Alaska 99701, recorded on the 13th day of December 2024, as instrument number 2024-0150078-0, Fairbanks Recording District, Fourth Judicial District, State of Alaska, to secure a Deed of Trust Note with a principal balance of $215,000, dated December 11, 2024. A notice of Substitution of Trustee was filed January 29, 2026, in the Fairbanks Recording District as Instrument No. 2026-001034-0, substituting Escrow Services & Foreclosures, LLC, whose address is: 189 E Nelson Ave. #227, Wasilla, AK 99654, as Trustee for the Deed of Trust. The Trustors have breached their obligations under the said Deed of Trust Note for which the said obligation and Deed of Trust were given. There is presently owed to Beneficiary the sum of $211,697.00, plus interest thereon at the rate of 6% per annum from the 3rd day of October, 2025, and all sums expended by the Beneficiaries and Trustee under the Deed of Trust, with interest thereon. Said Deed of Trust conveyed the following described real property: Legal Description: Lots 4A, Block 5 of the replat of portions of AIRWAY SUBDIVISION and AIRWAY SUBDIVISION, FIRST ADDITION, according to the plat, filed July 18, 1984 as Plat Number 84-145 in the records of the Fairbanks Recording District, Fourth Judicial District, State of Alaska, Fairbanks Recording District, Fourth Judicial District, State of Alaska. The Trustee elects to sell the property at public auction to the highest and best bidder for cash in lawful money of the United States of America, payable at the time of sale upon closing of bids to satisfy the obligation on the 6th day of May, 2026, at the hour of 10:00 A.M. at the front door of the Fairbanks Court Building, located at 101 Lacey Street, Fairbanks, Alaska. In this notice "cash in lawful money of the United States of America" means coin or currency of the United States, United States Post Office money orders, or cashier's checks from a bank having a branch in the State of Alaska.
