This NOTICE OF DEFAULT AND ELECTION TO SELL is given by Michael Fisher, as Lender, under that certain Deed of Trust and executed by Mile 82 Enterprises, LLC, as Borrower, further executed by David Lisi as Guarantor, dated 5/5/2025, recorded 5/23/2025, as Instrument No. 2025-000368-0, in the Seward Recording District, State of Alaska. The beneficial interest in the Deed of Trust is held by Michael Fisher and the record owner of the property is purported to be Mile 82 Enterprises, LLC, said Deed of Trust covers real property situated in said Recording District, described as follows: PARCEL NO. 1: Tract A, BLAKEY SUBDIVISION PART ONE, according to the official plat thereof, filed under Plat Number 77-3, Record of the Seward Recording District, Third Judicial District, State of Alaska, EXCEPTING THEREFROM Resubdivision of Tract A, Blakley Subdivision Part One, Plat No. 77-17. PARCEL NO. 2: Tract A-1, RESUBDIVISION OF TRACT A, BLAKLEY SUBDIVISION PART ONE, according to the official plat thereof, filed under Plat Number 77-17, Records of the Seward Recording District, Third Judicial District, State of Alaska. Commonly Known as: 34950 Blakley Drive, Cooper Landing AK 99572. A breach of the obligation which said Deed of Trust secures, has occurred in that payment has not been made of: THE INSTALLMENT OF PRINCIPAL AND INTEREST WHICH BECAME DUE ON March 1, 2026, AND ALL SUBSEQUENT INSTALLMENTS OF PRINCIPAL AND INTEREST, ALONG WITH LATE CHARGES, PLUS FORECLOSURE COSTS AND LEGAL FEES. PLUS, ALL OF THE TERMS AND CONDITIONS AS PER THE DEED OF TRUST, PROMISSORY NOTE AND RELATED LOAN DOCUMENTS. By reason thereof, and under the terms of the Note and Deed of Trust, the Beneficiary has declared all sums so secured to be immediately due and payable, together with any Beneficiary fees, attorney fees, costs and advances made to protect the security associated with this foreclosure.
