Verwers, Trustor, in favor of First Bank, Beneficiary, recorded on November 16, 2018 at Instrument No. 2018-000642-0, whose beneficial interest was assigned to Alaska Housing Finance Corporation, recorded November 16, 2018 at Instrument No. 2018-000643-0 in the Petersburg Recording District, First Judicial District, State of Alaska encumbering the following property: Unit 7, of Sunset Condominiums, as shown on floor plans filed in the Office of the Recorder for the Petersburg Recording District, First Judicial District, State of Alaska, on September 17, 1985, Plat 85-29, and identified in Declaration recorded September 17, 1985 in Book 25 at Page 266, First Amendment to Declaration recorded November 19, 1985 in Book 25 at Page 768 and Second Amendment to Declaration recorded January 2, 1987 in Book 28 at Page 329; TOGETHER WITH an undivided 11.1242 percent interest in the common areas and facilities appurtenant to said Unit No. 7, and ALSO together with an undivided interest in Lot 4-A, portion of Kiseno Street Right-of-Way as shown on Plat Entitled "Kiseno Street Vacation between Blocks 43 and 44, U.S. Survey 1252," filed May 20, 1991 as Plat No. 91-6, according to the Quitclaim Deed from the Sunset Condominium Association, Inc. recorded December 2, 1991, in Book 37 at Page 947, Petersburg Recording District, First Judicial District, State of Alaska. The address of the property is 200 South Second Street #7, Petersburg, AK 99833. Trustor is in default as payment of the secured note is 9 months or more past due, and late charges are also past due in the amount of $212.22. The amount due and owing by Trustor to the Assignee of the Beneficiary as of April 30, 2026 is $104,985.11, which includes $87,708.27 in principal, $2,166.33 in interest from July 1, 2025 $212.22 in late charges, $11,031.79 in escrow reserve, $1,456.00 HOA fees, $100.00 release fee, $733.00 for a Trustee's Sale Guarantee, $262.50 recording costs, $300.00 Trustee Corps. cost, and $1,015.00 attorney fees. This balance will continue to accrue interest after April 30, 2026 at a rate in accordance with the Note until the time of sale. Other charges, as allowed under the loan documents, may also accrue until the time of sale.
