Case No. 3AN-24-10253 CI NOTICE OF PUBLIC SALE OF REAL PROPERTY (Writ of Attachment Property) BY VIRTUE of the FINAL JUDGMENT BY DEFAULT entered in the above-entitled action on December 19, 2025, ordering foreclosure sale of the below-described real property, defendants LOWELL K. DOUGHERTY and RAVIWAN DOUGHERTY are indebted to the plaintiffs in the sum of $430,700.30, plus interest at 17.0% per annum from and after June 16, 2026. Therefore, as directed by the judgment, the undersigned will sell the following real property at public auction: Lot 17, Block 1, REGIONAL PARK UNIT NO. 1, according to the official plat thereof, filed under Plat No. 77-185, in the records of the Anchorage Recording District, Third Judicial District, State of Alaska. Street address: 11540 Heritage Court, Eagle River, AK The sale will be held on August 18, 2026, at 11:00 a.m., in the main lobby (west end) of the Boney State Courthouse, 303 K Street, Anchorage, Alaska. The sale will be cancelled if the defendants' judgment obligation plus expenses of sale are satisfied in full prior to the sale. The sale may be postponed at plaintiffs' request or at the discretion of the Process Server conducting the sale. The property will be sold for cash (meaning currency of the United States of America, Cashier's Checks issued by a bank with a branch in Anchorage, Alaska, or U. S. Postal Service money order), to the highest bidder. Checks or Money Orders to be submitted as bid payment must be drawn payable to "Clerk of Court" (no endorsed checks will be accepted). Pursuant to the judgment, plaintiffs may bid by offset (without cash) at the sale, in any amount desired which does not exceed the current balance of the TOTAL MONETARY JUDGMENT ($430,700.30 plus interest after 06/15/2026). Notwithstanding said TOTAL MONETARY BALANCE at the time of sale, the plaintiffs intend to enter an offset bid of $350,000.00. If any third party submits a valid higher bid, plaintiffs will not bid any higher than $350,000.00. Except for said offset bid, no one will be permitted to bid until the Process Server conducting the sale has verified (to his satisfaction, and confidentially with each bidder) that the prospective bidder has cash funds (as defined above) equal to or greater than the bidder's anticipated bid amount, on hand at the time of the sale. Unverified bids will be rejected. Checks in amounts exceeding the sale price are acceptable, but the overage will not be returned until the Clerk of Court issues a check for the overage. The successful bidder at the sale will receive a Certificate of Sale with no warranty of any kind regarding the real property. The property sold will be subject to redemption pursuant to AS 09.35. If the sale is ever invalidated by the Superior Court for any reason, the successful bidder's sole remedy for damages shall be return of the funds paid by the bidder, without interest except as the court may allow.
