SEQ.] NOTICE IS HEREBY GIVEN that a Judgment was entered in the above captioned action on December 9, 2025, and was recorded in the Anchorage Recording District on February 18, 2026, at Recording Number 2026-004118-0. The Judgment was entered in the total judgment amount of $1,789,401.74, plus interest at the rate of $159.97 per diem from September 2023, 2025 until the judgment is paid in full. No payments or credits have been made toward the Judgment and the Judgment amount of $1,789,401.74 plus accrued interest remains due and owing. One parcel of Real Property that the Judgment attached to is Real Property owned by Patrick Juan McGowan ("Judgment Debtor"). The legal description of the Real Property encumbered by the Judgment lien and subject of this Notice of Judicial Foreclosure Sale is as follows: LOT 4, BLOCK 9, PARADISE VALLEY SUBDIVISION, ACCORDING TO THE OFFICIAL PLAT THEREOF, FILED UNDER PLAT NUMBER 87-16, RECORDS OF THE ANCHORAGE RECORDING DISTRICT, THIRD JUDICIAL DISTRICT, STATE OF ALASKA. The property tax ID parcel is 020-414-12; the Real Property is commonly known as 5902 Romania Drive, Anchorage, AK 99516. NOTICE IS FURTHER GIVEN that North Country Process Inc, and/or its licensed process server for the State of Alaska, pursuant to the Final Judgment expressly decreeing that Plaintiff may elect to sell the Real Property pursuant to A.S. §09.45.180, will sell the property at public auction to the highest and best bidder for cash in lawful money of the United States of America, payable at the time of sale upon closing of the bids to satisfy the obligation on the 19th day of May, 2026, at the hour of 10:00 a.m., inside the Main Entrance of the Anchorage Courthouse located at 825 W 4th Ave, Anchorage, AK 99501.
