Trustor is in default as payment of the secured note is 3 months or more past due, late charges are past due in the amount of $138.84, and property taxes in the amount of $7,040.49 or more are also past due. The amount due and owing by Trustor to the Beneficiary as of September 26, 2025 is $289,258.16, which includes $282,411.58 in principal, $4,543.24 in interest from June 13, 2025, $138.84 in late charges, $105.00 fee balance, $1,182.00 for a Trustee's Sale Guarantee, $125.00 recording costs, $300.00 Trustee Corps. cost, and $452.50 attorney fees.
