Beneficiary, recorded on December 12, 2013 at Instrument No. 2013-067476-0, whose Beneficial interest was assigned to Gulf Coast Bank & Trust Co., recorded November 22, 2021 at Instrument No. 2021-063039-0 in the Anchorage Recording District, Third Judicial District, State of Alaska encumbering the following property: Lots 7 and 8, Block B, INDUSTRIAL PARK 4000, according to the official plat thereof filed under Plat No. 73-175, in the records of the Anchorage Recording District, Third Judicial District, State of Alaska. The address of the property is 4241 B Street, Anchorage, AK 99503. Trustor is in default as the loan has matured and payment in full has not been received. Property taxes in the amount of $75,459.68 or more are past due. The amount due and owing by Trustor to the Assignee of the Beneficiary as of September 22, 2025 is $2,395,666.89, which includes $2,020,742.36 in principal, $360,945.34 in interest from April 3, 2024, $1,588.69 in late charges, $5,813.00 for a Trustee's Sale Guarantee, $202.50 recording costs, $300.00 Trustee Corps. cost, and $6,075.00 attorney fees. This balance will continue to accrue interest after September 22, 2025 at a rate in accordance with the Note until the time of sale.
